Land selection tips from a pro to avoid regrets ④

When looking for land,
real estate advertisements often write this "emphatically."
"South-facing land"
Many people probably think that sounds "pretty good" for some reason.
It is true that south-facing land has its advantages.
However, in reality,
just because it faces south does not necessarily mean it is good land.
This time, I will talk about
[ Road Access "Direction" ], which is surprisingly important when choosing land.
What is road access direction?
Road access direction refers to
the direction of the road that the land faces.
For example,
Road on the south side → South-facing land
Road on the north side → North-facing land
Road on the east side → East-facing land
Road on the west side → West-facing land
This is how it is generally expressed.
The location of this road
has a surprisingly large impact on house design and comfort.
Advantages of south-facing land
Generally, south-facing land is highly popular.
The reason is very simple.
This is because it gets good sunlight.
On the road side, which is the south side,
since buildings cannot be constructed for the width of the road, the south side is easily kept open, making it easier for sunlight to enter the living room and garden.
Therefore,
・It is easier to make a bright house
・Laundry dries easily
・The garden is easy to use (good sunlight)
These are the advantages.
However, as a result,
south-facing land is often priced slightly higher.
Is north-facing land bad?
So, is north-facing land bad?
This is a common misunderstanding,
but north-facing land is not necessarily bad.
In fact, depending on other site conditions and design ingenuity, it can become a very comfortable home to live in.
For example, in the case of a north-side road,
・Place the entrance and parking on the north side
・Place the living room and garden on the south side
If you design it this way,
you can create a bright garden with high privacy.
However,
I shouldn't just write about the 'good' things.
Having a north-side road means it is assumed that there is a neighboring property boundary on the south side.
In other words, it means the north side of the house across the street is there.
I will write an example of what I recommend you be careful about.
For instance, why not imagine how it would be if the neighbor's bathroom was right in front of your living room?
However,
this is not something you would consult a real estate agent about.
In other words, it becomes a matter of design ingenuity.
If you are concerned, I think it would be better to consult an architect before deciding to purchase.
Conversely,
I think the important points to consider are whether you can create an architectural plan that turns the point that the living room is not easily visible from the road into a major advantage,
and how you can plan the view of the southern neighbor's house that is visible from the living room.
East-facing and west-facing land also have their own characteristics.
East-facing land
It is easy for morning sun to enter,
making it a comfortable environment for those who live a morning-oriented lifestyle.
West-facing land
Sunlight enters from the afternoon into the evening.
While it is warm in winter, the afternoon sun can sometimes be intense in summer.
As you can see, each land orientation
has its own characteristics.
Actually, the most important thing
When looking at land, what is important is
not to judge it solely by its orientation.
For example
・The height of surrounding buildings
・The distance to neighboring properties
・The shape of the lot
・The layout of the building
・The elevation difference with neighboring properties (which side that difference is on)
Depending on these factors,
sunlight and comfort can change significantly.
Even if it faces south, if there is a large building next door,
sunlight might be poor, and
even if it faces north, depending on the design,
you can create a very bright house.
Recommendation when looking at land
If you are considering a piece of land,
try to keep the following in mind.
"If I build a house on this land, where would the garden go?"
Looking at it from this perspective,
the merits (utility value) of the land start to become visible.
Things you don't notice when just looking at the land
can become apparent when you imagine the layout of the house.
For example, even with a south-facing lot, if there is a significant elevation difference on the property across the road, the expected sunlight might not be achieved.
What is important is "land + design"
Choosing land is very important, but
actually, design is just as important.
Or rather, I think they should ideally be considered in tandem.
Even on the same piece of land,
the livability can change greatly depending on the design.
When considering land,
consulting with a house builder or designer
is also a good method.
