My first J-REIT. A small step toward a big mountain.
I'm taketake, a salaryman investor who loves saving!
With my financial assets exceeding 50 million yen, I was reading books on real estate investment to further expand my cash flow.
I thought about taking out a loan to buy an entire used apartment building with a yield of 10-20%, but...
・Since the interest rate is higher than a home mortgage, I can't cover it steadily with stocks.
・Considering vacancies and such, my personality wouldn't let me sleep at night.
・I don't really want to involve other people (I'd end up blaming others).
Thinking about that, I thought,maybe I don't need to be in a rush to get rich.
So, I decided to try buying a J-REIT.
Starting small with everythingis what feels right for me.
I want an investment that lets me sleep soundly.
A feature of J-REITs is that they are effectively exempt from corporate tax if they meet certain conditions, such as distributing over 90% of their earnings.
Therefore, a major benefit is that most of the earnings become dividends.
There's also no need to worry about vacancies, management fees, or property taxes.
Mirai Corporationis what I bought.
It's a real estate venture by Mitsui & Co. and IDERA Capital Management.
It has a high yield of over 5%, and it also comes with shareholder perks.
The NAV multiple is also 0.93, which is slightly undervalued.
With an NOI yield of 4.69%, I think the profitability isn't bad either.
It is a diversified REIT that owns real estate for various purposes and in various regions.

A 5% yield is about the same as buying an apartment with a 10% yield using a full loan.
I think it might be fun to use my spare funds to save up and buy more real estate.
It takes time, but the investment that makes me feel most at ease is the best one.

The special rate is approximately 30-40% off the base rate applied during peak seasons.
These are hotels nationwide.
My impression is that the perks are slightly cheaper than travel sites or welfare benefit sites. It's just a gut feeling, but a 7,500 yen hotel becomes about 5,000-6,000 yen.
It might be good to use them as lodging for the Masters.
Since it's an ID-issuance type of perk,it can be used multiple times within the expiration periodwhich is also good.
The hotel in Okinawa that my family and I have been talking about wanting to visit is also covered by the perks. It's about 9,000 yen for a twin room, so we can stay cheaply and go all out on sightseeing in Okinawa!!
I'm getting excited now!!
Once my youngest daughter starts elementary school, I want to go to various places and enjoy traveling.
This brings me to 30 stocks with shareholder perks.

When I was screening J-REITs, at first I thought of the Mori Building from the Goranger series,Mori Hills REIT Investment Corporationbut since it doesn't have perks, I think I'll steadily increase my pocket money and buy it again later.
Even with a small amount,you can become an owner of Roppongi Hillsafter all, haha.

Analyzing various things is important, but
I think it's also good to invest in companies or real estate that you think are great, want to support, want to visit, or were glad you visited.
Even if things don't work out despite your support, if you thought it through yourself, you can accept it.
Thinking for yourself and acting for yourself causes less stress.
I learned the importance, fun, and comfort of taking personal responsibility in investing.
