The Moment When 'Options Disappear' Due to Delayed Inheritance Consultations [Part 29]
—What I want to convey as an inheritance consultant—
When I receive inheritance consultations,
there are moments when my heart feels heavy.
It is when I feel,
“At this point, there are almost no paths left to choose.”
It is not anyone's mistake.
There is no malice, nor is there negligence.
It is just that,
time passed without doing anything.
That is all.
■ What was happening
In one case,
for a while after the inheritance,
no major problems had occurred.
Fixed asset taxes were being paid
There were no plans to live there
But there was no sense of urgency to decide
“I'll think about it eventually.”
“I'm not in trouble right now.”
And so, time went by.
■ Changes that were progressing quietly
On the other hand,
the building was definitely changing.
Roof leaks
Aging of facilities
Damage due to lack of ventilation
By the time it was noticed,
the only option left was “demolition” rather than “selling”.
As a result,
demolition costs ballooned beyond expectations
and what should have been covered by the sales profit
There was even a possibility that it would end up costing money out of pocket
If only it had been a little sooner—
the option to sell certainly existed.
■ A Remark That Left an Impression
At that time, there was something the client
said quietly.
“If only I had made the decision a little sooner...”
It was not a blaming tone.
Rather than regret, it was closer to a
quiet realization.
■ Why Was the Consultation Delayed?
The reason is very simple.
They left what they didn't understand, unaddressed.
They didn't know the right answer
They didn't know who to ask
It seemed like a hassle to look into
And above all,
they weren't in immediate trouble.
Therefore,
they put off thinking about it altogether.
This is something
many people do unconsciously.
■ Time Is Not Always an 'Ally'
In inheritance,
there are cases that can be solved by taking time.
But when it comes to real estate, it's different.
Buildings deteriorate
Repair costs increase
Options gradually decrease
Doing nothing does not mean maintaining the status quo.
Even while you do nothing,
the situation is definitely moving.
The biggest risk in this case was not
“doing nothing,” but
“not taking the time to think” instead.
■ There is no need to decide quickly
I don't want you to misunderstand here;
this is not about
“selling immediately” or “deciding immediately.”
What is necessary is
not procrastination, but
consciously taking the time to think
You don't have to decide.
You don't have to reach a conclusion.
However,
just thinking once about “Is it okay to leave things as they are?”
that alone will change the outcome significantly.
■ Options quietly disappear
The scariest thing about inherited real estate is
the state of “realizing it's too late when you notice it's no good.”
The timing when it could have been sold
The state where demolition could have been avoided
The time when you could have discussed things with room to spare
Those things
disappear without a sound.
That is why
“now,” while you still think “it's okay,”
might actually be the time when you have the most choices.
