BIM is a digital model of 3D architectural information. As a revolutionary tool for streamlining housing design and construction processes, we have covered it in this column before, but this time we will change our perspective and consider the elimination of 'information asymmetry' brought about by BIM.
The vertically segmented industry structure creates the ultimate information gap
Housing is a black-box product with extremely high information asymmetry. There are a wide variety of specialized industries such as design/construction and building materials/distribution, each operating according to different logic and business customs, and information is fragmented in various places.
Even among businesses, information sharing is extremely limited. The information that reaches the end consumer does not even amount to the tip of the iceberg. This structure is the biggest factor that makes housing a 'product whose quality is invisible'.
The true value of BIM lies in the 'visualization of vast amounts of information'
However, BIM has the power to bridge this information gap.
BIM is not just 3D modeling; it turns every single building material into a digital part, embedding data such as specifications, dimensions, and costs.
It visualizes information accurately down to the level of 'how many gold nails at what price are needed where,' and eliminates information asymmetry even in housing, which is the ultimate black box. This is the essence of BIM.

Toward realizing a 'building material distribution revolution' that shakes up vested interests
Information asymmetry is convenient for those with an information advantage and has often been a hotbed for vested interests.
Waste, intermediate margins, and ossified role divisions... The housing industry is reaching its limit as the costs of these vested interests continue to swell. BIM is the wedge that will drive into this reality. A disintermediation model, where consumers themselves place orders directly with pre-cut factories and building material manufacturers, is finally becoming a reality.
Just as Amazon sparked a distribution revolution, the same winds are beginning to blow through the housing industry.
It will certainly not be easy, but I am convinced that information disclosure and distribution optimization utilizing BIM are the keys to fundamentally changing the housing industry.
