Things we always consider before installing equipment
When a property remains vacant,
it is natural to think, "Should I install some equipment?"
Delivery lockers, bathroom dryers, video intercoms.
There are endless options.
However, at our company,
there is one thing we always stop and consider before installing equipment.
That is,
"whether that equipment truly addresses the reason why it isn't renting."
When equipment works and when it doesn't
Equipment is effective when
the prospective tenant is in the "hesitating" stage.
If they are already:
• Scheduling viewings
• Not expressing major dissatisfaction with the terms
• Stuck in the final comparison stage
In this state,
equipment can provide the final push.
On the other hand, if they are:
• Getting few inquiries
• Not scheduling viewings
• Stuck at the photo or listing description stage
Adding equipment at this stage
will rarely change the results if the way the property is perceived remains the same.
I feel that equipment is closer to a "closing tool"
rather than a "drawing-in tool."
Common "wasteful" equipment investments
What we often see in the field
is cases where the equipment does not match the reason for not renting.
• Installing expensive equipment when the distance to the station is the bottleneck
• Increasing indoor equipment when sunlight is poor
• Increasing equipment while the photos remain weak
In these cases,
it costs money but the response does not change.
It is not that the equipment is bad,
it is just that the order of operations is wrong.
Three things we organize before installing equipment
At our company, before considering equipment,
we always organize the following three points.
Where does the reason for not renting lie?
Is it the photos, the terms, or the comparison?
If you add equipment while this is still vague, it is easy to miss the mark.Who is that equipment for?
There is almost no equipment that appeals to everyone.
Is it for singles, remote workers, or families?
I confirm whether the target audience is clear.How will I communicate it after installing the equipment?
Just installing it is meaningless.
How will it be shown in photos,
and how will it be explained in the listing description?
I consider this as a set.
If these three things are not in place,
we do not rush to install equipment.
Things that are more effective when done before equipment
Before investing in equipment,
there are many things that are more effective.
・Retaking photos to be brighter
・Organizing the listing description
・Making initial costs easier to understand
・Clarifying the target audience
These are areas where you can easily change the response
while keeping costs down.
When that is still not enough,
then consider equipment.
I feel that this order leads to fewer regrets.
Finally
Equipment is certainly a powerful weapon.
However, that is only
after you understand 'what the current property is missing'.
Installing it because you feel vaguely anxious.
Installing it because others are installing it.
Instead of that,
'Will this one thing move the decision forward?'
I decide after quietly thinking about that.

we choose equipment as 'one of the solutions',
while valuing the order of operations.
