[6.6 Billion Yen Game] 18. The Ritz-Carlton Residences, Waikiki Beach Penthouse (Days 107–202)
Hello, this is Panda Gorogoro.
I actually thought I would be able to make today's purchase much sooner.
To tell you the truth, even before I started publishing this [6.6 Billion Yen Game],
I had already decided to buy it.
Furthermore, I even had a local agent in mind for the purchase.
However, due to COVID, I was unable to travel to Hawaii myself for a long time,
and since it wouldn't fit the reality of the game,
I refrained from writing about it for a long time.
But as I continued the game, I finally reached the point where there were only two items left to buy.
So, with the expectation that international travel will soon be free again,
I would like to make this purchase, so please bear with me as you read along.
First, please take a look at Mizu Asagi's article and the comment section.

Mizu Asagi-san,
I am currently playing the "6.6 Billion Yen Game" under the influence of Miiko-san (I will write about it in an article soon), and one of the things I wanted to buy was this penthouse at The Ritz-Carlton Residences.
I found this article of yours today, and I am surprised by the amazing timing of this coincidence❗
I apologize for the presumptuous request, but would you mind telling me roughly how much this penthouse would cost?
Since it is for a game, it doesn't have to be exact.
If you know, it would also be helpful if you could give me a rough estimate of the annual maintenance costs.
If it is not possible due to business reasons, that is perfectly fine.
Thank you as always for the beautiful photos😆💕✨🐼

Panda Gorogoro-san, thank you for your comment!
There are several penthouses for sale at The Ritz-Carlton,
and the property I mentioned on Note is as follows:
Price: $9,200,000
Maintenance fee: $5,462 (monthly)
Property tax: $7,470 (monthly)
There are other expenses such as electricity and insurance, so the total monthly cost is roughly $13,000, which comes to about $156,000 per year.
The game sounds interesting! Please let me know how it goes!!

Mizu Asagi-san,
Thank you for your prompt reply❗
I appreciate your sincere response even though it is for a game m(__)m
The exchange rate is about 109 yen to the dollar💰️, but calculating roughly at 100 yen, the property is 920 million yen and the annual maintenance cost is 15.6 million yen.
This was very helpful.
This "6.6 Billion Yen Game" is an article series that I cannot write all at once, so I plan to write it in several parts.
I plan to post the first article on Monday the 20th.
I would be happy if you could take a leisurely look at it when you have time💕
Thank you very much😍🌺🐼
This exchange took place last September.
Mizu Asagi-san is a real estate agent living in Hawaii.
When Japanese people buy or sell real estate in Hawaii,
to ensure they don't suffer unexpected losses or failures,
They explained everything very carefully and have published two books.
Yes, the local agent I had my eye on for purchasing a penthouse was none other than Mizu Asagi-san herself.

The reason I became interested in The Ritz-Carlton Residences, Waikiki Beach was because of the photos introduced in a magazine.

Although it is a little far from Waikiki Beach, it is within walking distance and is located close to the duty-free shops.
Above all, I was attracted to the fact that it was a penthouse.
Usually, a penthouse refers to a
top-floor, specially designed, luxurious residential unit in a high-end apartment building, hotel, or condominium.
Some units are in a maisonette style, connected to the floor above by an internal staircase.
Since it's on the top floor, the view is excellent, and the sense of openness is simply irresistible.
Soaking in a Jacuzzi on the rooftop of a high-rise building without worrying about prying eyes,
it truly feels like an open-air bath reaching the heavens!
Ah, how wonderful!
Now, for that, let's do the math, the math.
Today's dollar rate is 118 yen.
The Ritz-Carlton Residences Penthouse $9,200,000 = 1,085,600,000 yen
Annual maintenance fees $156,000 x 20 years = 368,160,000 yen
Total 1,453,760,000 yen
Meanwhile, the total from day 107 to day 202 = 1,482,200,000 yen
The difference of 28,440,000 yen will be used for the agent's commission and other miscellaneous expenses.

When I am not using the penthouse myself,
it seems I could also rent it out to tourists as a hotel condominium unit.
From now on, when I go to Hawaii,
with this kind of rental income,
I should be able to cover my airfare and stay expenses.
I have been wanting to visit Lanai Island at least once,
and it looks like I can manage the travel expenses for that too.
A fun life in Hawaii is about to begin.
The renovation and move into the Kitanaka Tower apartment in Yokohama (including the many items purchased so far in the 6.6 billion yen game) have been completed safely, and
having also acquired a condominium penthouse in Honolulu, Oahu, Hawaii,
and adding my home in Japan to the mix,
I now have three homes.
The property taxes alone seem daunting, but
since it is a game, everything can be factored into the calculations from the start.
My base is the home in Japan, and my vacation home is in Hawaii,
and when I want to immerse myself in my own aesthetic,
I head to the Yokohama home.
Incidentally, since the Yokohama home is closer to my workplace,
when I have continuous overtime, I spend my time comfortably at the Yokohama apartment.
What a wonderful 6.6 billion yen life!
