In fact, whether or not you perform proper maintenance after opening willgreatly change the condition of your store 5 or 10 years down the line.
From my perspective as someone who has run an architecture firm for 15 years, I will share the maintenance knowledge you absolutely must grasp in your first year of business.
1. What happens if you put off maintenance?
Many owners operate with the mindset of “fix it when it breaks.” However, this is the most costly choice you can make.
What happens if you leave things neglected?
Small cracks → Water leaks → Structural decay → Large-scale repairs
Neglected drain clogs → Backflow → Floor and wall rot
Uncleaned air conditioner filters → Breakdown → Inoperable during peak season
The golden rule of regular maintenance
“Fix it before it breaks.” This alone will significantly lower your long-term costs.
2. Monthly maintenance tasks
Things you must check every month
Cleaning drains and drain pipes
For businesses that use a lot of water, such as restaurants and hair salons, monthly drain cleaning is essential. If a clog occurs, there is a risk of backflow during business hours.
Cleaning ventilation fans and filters
If ventilation filters become clogged, ventilation capacity drops and odors linger. I especially recommend monthly cleaning for restaurants.
Checking light fixtures
Leaving burnt-out bulbs creates a dark impression and lowers customer satisfaction. Please check all lights once a month.
Cleaning air conditioner filters
In some cases, cleaning filters once a month can reduce electricity bills by 10–15%.
3. Semi-annual maintenance tasks
Things you should check every 6 months
Inspection of exterior walls and signage
Check for cracks, peeling, and rust. Early detection can minimize repair costs.
Checking sealant materials
If the sealant around windows and exterior wall joints deteriorates, rainwater will seep in. Please perform a visual inspection once every 6 months.
Inspection of equipment
Check the operation of water heaters, air conditioners, kitchen equipment, etc. If there are any strange noises or odors, consult a professional contractor as soon as possible.
Pest control
This is especially important for restaurants. We recommend having a professional contractor perform pest extermination and preventative measures once every six months.

Things to do without fail once a year
High-pressure cleaning of drain pipes
Dirt that cannot be removed by monthly drain cleaning accumulates inside the pipes. Annual high-pressure cleaning can prevent clogs. The cost is about 20,000 to 50,000 yen. This is overwhelmingly cheaper than repairs after a clog and backflow occur.
Professional air conditioner cleaning
Have a professional contractor clean internal dirt that cannot be removed by filter cleaning alone. This leads directly to reduced electricity bills and an extended lifespan.
Inspection of fire safety equipment
This is legally required. Please request a professional contractor to check the expiration dates of fire extinguishers and the operation of fire alarms.
Strengthening insect and rodent control
Once a year, have a professional contractor perform an inspection and preventative measures for the entire building.

There are things you should check as soon as you open for business.
Organizing warranties and instruction manuals
Please keep the warranties and instruction manuals provided upon completion of construction in one place. This prevents the situation where you later find yourself thinking, "I don't know where they are."
Contact list for contractors for each piece of equipment
Create a list of contact information for the contractors in charge of each facility, such as electricity, plumbing, air conditioning, and kitchen equipment. This will keep you from panicking in an emergency.
Checking warranty periods
Check the warranty period for each construction project and piece of equipment and record it on your calendar. If a defect occurs within the warranty period, you can have it handled free of charge.
