The SOHO way of working offers a level of freedom that is hard to find in traditional office employment.

What is "SOHO" in the first place?
The meaning of SOHO
SOHO is an abbreviation for Small Office / Home Office. It refers to a style of working using a computer and the internet, based out of your home or a small office. Generally, it brings to mind sole proprietors or small businesses with 10 or fewer employees.
Differences from telework and remote work
It is easy to get confused because there are many similar terms, but the biggest difference is whether or not you are employed.

Remote work is a style of working from home while employed by a company; although the point of working from home is the same, it differs from SOHO in that the employment status is that of a company employee.
The expansion of work styles continues
Many people have the impression that "telework has decreased" after the COVID-19 pandemic settled down, but looking at official data, the trend is not uniform. In the Ministry of Internal Affairs and Communications' 2024 Survey on Communications Usage Trends, the percentage of companies introducing telework was 47.3%, but in the 2025 Survey on Communications Usage Trends published in May 2026, it became 50.1%, marking an increase from the previous year.
Regarding the freelance population, the Cabinet Secretariat's "Freelance Fact-Finding Survey Results" estimates that 2.14 million people work as freelancers as their primary job, and 2.48 million people do freelance work as a side job. Although the numbers vary depending on the definition, "people who do not belong to an organization and work from home" certainly occupy a corner of society.
The rules of self-management are your "personal employment regulations"

In a single company, roles are divided among many departments such as general affairs, accounting, sales, and planning. In SOHO, you do it all by yourself.
Thinking about it that way, designing self-management is, in a sense, creating "employment regulations" or "service rules" for yourself.
And these rules are not meant to restrict you. Rather, they serve as a
shield to protect yourself
by preventing overwork
reducing time spent on indecision
and providing a basis to decline requests by saying, 'I won't take this on'.
External rules are also being established
In November 2024, the so-called 'Freelance Act' (official name: Act on Improvement of Transactions between Specific Entrusting Principals and Freelancers) was enacted. Ordering parties are now subject to seven obligations, including payment within 60 days of receipt, clear written statement of transaction terms, compliance with prohibited acts for continuous entrustment of one month or more, and consideration for childcare and nursing care for entrustment of six months or more.
The key point is that, unlike the Subcontract Act, there is no capital threshold, and it applies to all ordering parties who use employees, from sole proprietors to small corporations. It is mandatory to set the payment deadline for remuneration as short as possible, within 60 days from the date of receiving the ordered goods or services.
In other words, a state of 'accepting work on a verbal promise without knowing when payment will be made' has now become something that should be legally corrected. Now that external rules are in place, the significance of organizing internal rules—your own work regulations—has become even greater.
1. Time Management | 'Decision' = Deciding to Cut Off

There are actually only four ways to create time
Everyone has 24 hours in a day. You cannot increase it. It is said that to use time effectively, you ultimately have to do one of the following four things.

When starting something new, we tend to think about 'how to pack it in.' But what is really necessary is to decide 'what to stop' first.
Concrete techniques you can use starting today
1. Create a schedule (Time Blocking)
With just a 'to-do list,' even high-priority tasks tend to be put off. If you block out time on your calendar like '10:00–12:00 Proposal Creation,' your execution rate will increase.
2. Decide on start and end rituals
The biggest pitfall of SOHO is that the boundary between on and off disappears. By deciding on signals for the beginning and end, such as 'changing clothes,' 'wiping the desk,' or 'taking a walk before starting,' it becomes easier for your brain to switch modes.
3. Record how you spend your time for just one week
Things that should be cut cannot be found by intuition. If you write down what you spent your time on for just one week, you will be surprised to see how many things can be 'cut'.
4. Make deadlines a "promise to others"
Deadlines you set for yourself are easy to break. Telling a client, "I will provide an interim report on [date]," is an excellent management technique.

What is important in health management is the perspective of managing your own "energy."
Aiming to "be able to perform when it counts" and "be able to control yourself to reach that state," keep the following in mind.
Incorporate rest and health checkups into your schedule
Make healthy habits a routine
Know the time of day when you can concentrate best
Health checkups, in particular, require caution. If you are a company employee, the company will guide you, but in SOHO, no one will remind you. It is recommended to look into local government health checkups or the health checkup systems of national health insurance associations, and put them on your calendar once a year in advance.
Do not decide on your work environment "just because"
Many of the ailments associated with working from home (stiff shoulders, lower back pain, eye strain) are caused by an environment that does not suit your body. Official guidelines can be helpful here. The Ministry of Health, Labour and Welfare's telework materials provide the following standards for home work environments.

Note that the illuminance standards have been revised, requiring 300 lux or more for "general office work" and 150 lux or more for "incidental office work." This revision was made from the perspective of preventing health disorders such as eye strain caused by insufficient illuminance and upper limb disorders caused by maintaining inappropriate postures to read text.
Although these are standards for workplaces, they are content that is useful precisely for SOHO workers who work on computers at home for long hours. If you are in the habit of looking down at a laptop on your dining table, please start by reviewing the height of your monitor and your chair.
Take breaks based on rules, not "motivation"
When you are focused, 2 to 3 hours can pass in the blink of an eye. To prevent continuous work from dragging on, setting rules for breaks in advance can protect your body. Systematizing things like setting a timer or standing up to get water every hour is effective.

Start by acknowledging that "it exists"
The most concerning aspect of mental health is stress management. There are broadly four directions for how to deal with it.

The unique 'Jamaica Therapy'
There is an interesting way of thinking called 'Jamaica Therapy'.
Gradually changing the assumption of '...isn't it?' to '...well, whatever.'
'Did they hate me?' → 'Well, whatever.' 'Did they think I failed?' → 'Well, whatever.'
It may sound like a play on words, but most anxiety is based on 'unverifiable speculation.' I think it is a light and practical piece of wisdom for not being swayed by speculation.
Motivation is not something you 'wait for,' but something that 'comes later'
A concept often introduced in discussions about motivation is 'work excitement.' The idea is that if you just start working, your brain will mistake it for 'having motivation' and you will be able to continue.
However, as a side note, although 'work excitement' is often explained as 'something proposed by the psychologist Kraepelin,' there are also points made that what Kraepelin actually conducted was research on 'work curves' related to work volume and time, and there is no word corresponding to so-called 'work excitement.' There seems to be debate about its strictness as an academic term.
Nevertheless, many people realize its effectiveness as an empirical rule. 'Don't wait until you feel motivated to start,' but 'try starting for just 5 minutes'. It is worth remembering this reversal of order.
Loneliness is not a 'personality problem' but a 'structural problem'
When you work alone, you have no one to chat with. This is not a weakness of will, but simply something that happens due to the structure of how you work. That is precisely why you should consciously incorporate countermeasures.
Work at a coworking space or cafe once a week
Participate in communities or online salons for your industry
Even if you don't have any business, schedule a lunch with someone once a month
The point is to 'put it in your schedule.' If you just wait until you feel like it, it won't get done.
④ Environmental Management | Your home is your 'headquarters building'

A SOHO property is a residential property that allows tenants who want to use it as both an office and a residence. The difference from a property that allows office use is whether the primary usage is residential or business. Since SOHO properties are generally contracted for residential use, activities that exceed the scope of residential use, such as installing signs or having a large number of visitors, are often not permitted.
Also, because SOHO is a residential contract, the rent (including key money and renewal fees) is tax-exempt, whereas in an office contract, the rent is subject to tax. This is a point that directly affects actual costs.
Furthermore, use as a classroom where students frequently come and go, a store-type salon, or an employment office visited by many people is highly likely to be a breach of contract from the perspective of security and noise, and it is generally limited to use as a "workspace" only.
※ Actual feasibility and conditions vary greatly depending on the property and contract details. It is not rare for a property to be listed as "SOHO allowed" but not allow corporate registration. Always check with the management company or owner before signing the contract.
Checklist to review before signing the contract
What is stated in the "Purpose of Use" section of the contract?
Whether corporate registration is allowed (even if allowed, conditions such as no signage may apply)
Whether the address can be listed on websites, etc.
Restrictions on whether visitors are allowed and their frequency
Apartment management bylaws (rules on business activities, noise, and odors)
Type of internet connection and actual speed
Is the electrical capacity (amperage) sufficient for your equipment?
Package receiving system (presence of delivery lockers)
Since SOHO properties are originally designed for residential use, business infrastructure may be weaker compared to office buildings. Especially with shared lines in apartment types, communication speeds can drop significantly during times when other residents are using the line heavily for activities like watching videos. If you have many online meetings, it is safer to check the connection method during your viewing.
Choose a floor plan based on whether you can "switch modes"
A perspective that is surprisingly effective when choosing a SOHO property is whether you can separate your on and off time through space.

Money Matters: Can Rent Be Deducted as a Business Expense?
If you use your home as a workspace, you can deduct a portion of your rent and utility costs as necessary business expenses based on the concept of 'proportional allocation' (kaji-anbun). For example, if your rent is 100,000 yen per month and you use 30% of the space for business, you can deduct 360,000 yen per year (100,000 yen x 30% x 12 months). For building-related expenses, area-based allocation is generally considered the standard for this calculation.
If you own your home, extra caution is required. If you are eligible for a mortgage interest deduction, it only applies to the year-end balance of the portion used as your residence; the portion used for business is not eligible. If the business space accounts for 50% or more of the floor area, the mortgage interest deduction will not apply at all.
