Hidden Value

— I wasn't looking for a property. I was looking for its potential. —

As I reviewed my spreadsheet after visiting properties across the Netherlands, I realized something surprising.

I hadn't been comparing buildings.

I had been comparing possibilities.

Purchase prices.

Floor plans.

Neighbourhoods.

Rental demand.

Those things certainly mattered.

But the question I kept asking myself was always different.

"What could this property become?"


Looking beyond the asking price

One note in my spreadsheet still stands out today.

The property was listed for €650,000.

Most buyers would stop there.

I didn't.

The ground-floor commercial unit could generate approximately €2,300 per month in rent.

Using the same investment approach I had applied in Japan, I separated the commercial value from the residential value.

The result surprised me.

The effective cost of the living space was approximately €305,000.

Nothing about the property had changed.

Only the way I looked at it.


Hidden value rarely looks perfect.

Many of the properties we visited had obvious weaknesses.

Old interiors.

Complex layouts.

Commercial spaces.

Steep staircases.

Renovation work.

To many buyers, these were reasons to walk away.

To me, they were questions waiting to be explored.

"What if this wall disappeared?"

"Could this shop become something different?"

"What would happen after renovation?"

I wasn't evaluating the present.

I was imagining the future.


A smile hidden inside a spreadsheet

One of my favourite notes simply said:

"It will be fun to create value through DIY 😁"

That smile probably explains me better than any financial model.

I wasn't searching for a finished home.

I was searching for a place we could gradually transform into our own.


Hidden Value

Over the years, I realised that every property carries two different values.

The value everyone already sees.

And the value that hasn't been discovered yet.

Most people focus on today's condition.

I find myself thinking about tomorrow.

That perspective has remained the same...

whether I'm buying real estate in Japan or in the Netherlands.
